I am NOT a fan of the low-fee MORTGAGE INSPECTIONS. These inspections pay $3 ... $4 ... $5 and they are the source of 99% of all of the problems in the field services industry. Aim higher ... the insurance and commercial segments include much higher quality firms that pay much higher fees.
Mortgage inspections mean low fees ... maybe no pay ... police ... bad neighborhoods ... tons of photos (about 7 for every property) to manage, tag, date, upload ... dogs ... gangs ... guns ... rural ... no trespass signs ... required insurance ... The national mortgage field service firms pay too little and want too much. You can get thousands of these low-fee mortgage inspections because no one wants them ... the inspector turnover is tremendous. Mortgage inspection paid more twenty years ago than they do today. Mortgage inspections are the DEAD SPOT. Commercial inspections are the sweet spot.
The below email was sent to me by an inspector. It came off of a Yahoo Group. I removed some names and added some emphasis. READ BELOW.
Hi, my name is [name deleted] and I have been doing this job [mortgage inspections] for 2 weeks. I got this job after being unemployed for 1 1/2 yrs. At the moment I am having to drive my F-350 diesel to do this job. Not easy to miss I am afraid. LOL !! Hope to change my mode of transportation as soon as I get my speed up and can make enough $$. I live in a rural area and some of my houses are wide spread. My problem is how should I handle taking pics of no contact/bankruptcy inspections when there are people in the yard looking at me? This makes me so nervous !!
On my first day working I had the police called on me !! In this area you are lucky to have a street sign much less a number on a house/mailbox. This issue means a lot of driving around looking. Needless to say on my first day I was in a neighborhood that had been having a rash of home break ins !! Everyone was nervous, saw me driving so slow in my big ole truck and called the police. Scared me to death !! Anyway, I really need some advice on how to do the "drive byes" when there are people in the yard, ect. I live in the rural south and folks are usually really nice, but really protective when it comes to their property. I just don't know what to say if confronted about what I am doing taking pics of their house !!! They also are well armed !! LOL !! Any advice will be appreciated. Signed me, the chicken !! :)
